LaGrange City Council will hold two public hearings in January for proposed rezonings on Barry Avenue and North Greenwood Street.

Developers of a property in the 800 block of North Greenwood are requesting a change from mixed use to general commercial to allow them to build a convenience store.

The property, which is adjacent to Turner Street, had been zoned for mixed use several years ago but has since changed ownership. A mixed use zoning is restrictive and wouldn’t allow a convenience store, although developers say they still want to do some residential building later on the backside of the property. The backside isn’t involved in the rezoning request.

Council members said they would call for a public hearing with the stipulation LaGrange police do a traffic study of the area. Any curb cuts also would need approval from Georgia Department of Transportation since the road is a state highway.

Council also will have a hearing in January on 18 Barry Avenue, changing the zoning from residential to commercial. The property fronts Hogansville Road and the developer would like to open a lawyer or accountant office.

Hearings on the two plans will be held Jan. 8.

Council did hold three public hearings Tuesday night, the first on a proposed Tax Allocation District for the American Legion Property on Hamilton Road. Developers are proposing a commercial and residential use for the land that would include about 700 housing units, including senior apartments. It is called “Veterans Village” in a nod to the legion.

Council approved the creation of a TAD after a public hearing where no one spoke. The Troup County Commission and Troup County School Board also will have to sign a memorandum of understanding before the TAD is created.

Creation of the TAD will allow developers to get funding for infrastructure not currently on the property. The property couldn’t feasibly be developed without needed infrastructure.

Hearings also were held for property on Hamilton Road behind Lafayette Christian School. The property is currently in the county but the school wants it annexed into the city to be able to expand its campus.

Council also held a hearing on changing the zoning at Bridgewood Shopping Center from neighborhood commercial to general commercial, which will allow for a larger sign advertising the businesses.

Council will hold the final vote on the LCS property and the shopping center property at its next meeting Dec. 20. The meeting date was bumped up a week since the next regular meeting would have conflicted with the Christmas holiday.
