Hogansville Mayor Bill Stankiewicz announced additional plans to further housing opportunities at last week’s LaGrange-Troup County Homeless Coalition meeting.

Stankiewicz shared that the city has put forward an application for annexation of approximately 680 acres, 500 of which will be annexed into the city, which would allow for 2,150 additional housing units of various types in the city.

“A lot of that will include some apartment units and condominiums, mostly single-family,” he said Thursday. “It will include about 10 acres of commercial development and some land for the school and for the fire station. We have told the developer [to] allocate land [for] the school district…and he is allocating land for the fire station so that if they want to build another fire station as well, [they can.]”

Stankiewicz said the city has been working on infrastructure such as electricity, gas, water andsewage, in preparation for the annexation.   The housing developments will be a mix of public and private housing. Stankiewicz compared the current plans to “SummerGrove,” a community development in Newnan. 

In terms of the development of “affordable housing,” Stankiewicz described the planned development as “worker housing” where residents with middle class salaries can afford them.

“That’s part it, and there will be some higher end, $250,000 homes and such,” he said.

Much of the housing is going to be out toward the freeway, Stankiewicz noted, and “won’t change the character of downtown.”

The housing announcement is on top of the city’s plans to add other  housing units in the form of townhomes and apartments.

At a Hogansville council meeting in late July, Stankiewicz discussed housing developments in Hogansville.  A total of 179 homes are being added to Jones Crossing, over 150 townhomes are being added to Williams Street Townhomes, 44 apartments units are being added to Stony Ridge, 83 homes are being added to Huntcliff Subdivision, 73 homes are being added to Shallowcreek, 53 homes are being added to Mallard Lake, 90 units are being added to Bass Cross Apartments, and 398 units of mixed residential units are being added to Bass Cross Development, according to a slide. Stankiewicz said the slew of additional housing has the potential to increase the population of Hogansville from nearly 3,100 people to an estimated 7,000 in the next three to five years as development starts.

He also speculates that many future residents will come from areas like Newnan and Atlanta. 

He credits businesses like the Kia plant in West Point and the Amazon facility in Newnan for pushing growth toward Troup County.
