At the Sept. 16 meeting of the Hogansville Planning Commission, a request for annexation and rezoning for a 655.84-acre residential development behind Ingles grocery store on East Main Street was approved by a vote a of 3-2. The development would have two entrances onto Main Street (one being Bass Crossroads) and two on Blue Creek Road. The proposed development includes 2,123 units comprised of single-family homes, apartments and townhouses. At the city’s current growth rate, this development will conservatively double the city’s population. The request will now go to the city council for approval. According to the developers, the proposed development will include amenities such as swimming pools, clubhouses and open space. No plans were presented for schools, fire services, or public safety. Serious questions remain.

• What are the plans for schools? This number of new residents will certainly increase Hogansville Elementary School’s population well beyond what is feasible.

• How can a development of this size be protected by fire and police services? What are the plans and how will they be funded?

• How will the city accommodate the huge increase in traffic? What are the plans to improve an already over-capacity intersection at Bass Crossroads? What are the plans for Blue Creek Road?
