Gateway Ventures, Southern Heritage Homes, Stafford Properties and Liberty Communities recently announced the establishment of Crossvine Village, a 341-arce master-planned and mixed-use development in LaGrange, according to a press release from the developers.

Located at the intersection of Davis and Hogansville Roads, Crossvine Village will contain 750 single family homes, 600 apartment units, 60,000 square feet of street front retail and mixed-use space for lease, 40 +/- acres planned for big-box retail and four outparcel sites along Davis Road. The walkable community will feature tennis and pickleball courts, public greenspace, athletic fields and pavilions with grill stations for outdoor events.

“LaGrange is poised for unprecedented growth, and this new community will offer existing and new residents both a desirable and affordable place to live, work and play,” said Mack Reese, Managing Partner, Gateway Ventures.

“As a LaGrange resident and longtime developer, I am proud to join other proven Southeast developers in bringing to life this transformational project in my own hometown.”

Gateway Ventures, Southern Heritage Homes, Stafford Properties and Liberty Communities have over 100 years of collective experience investing in and developing master-planned, mixed-use communities in Georgia.

Seeing the recent shift to ex-urban areas like LaGrange and the low inventory of housing in response to recent company relocations and subsequent job growth, the partners said they are establishing a much-needed inventory of appropriately designed and priced single-family homes and market-rate apartments.

“We are excited to bring our experience developing high-quality homes, communities and amenity areas to LaGrange, one of the best towns in Georgia and one we have been following for several years,” said Mike Phelps, manager, Southern Heritage Homes. “The location, size and scope of Crossvine Village gives us a one-of-a-kind opportunity to put our residential master planning and development experience to work on a blank slate so that we can mold and shape the land into a walkable and livable community.”

With the planned extension of US Highway 27 directly to Davis Road and the expansion of Davis Road to four lanes, the developers expect Crossvine Village will see a significant increase in vehicular traffic, allowing the 110-acre commercial parcel with office, retail and hospitality space ample exposure. The commercial parcel’s infrastructure is in place with parcels available now.

“We have a long history of success developing retail and mixed-use commercial developments throughout the Southeast, and the potential in LaGrange is really special,” said Frank Jones, President and CEO, Stafford Properties. “With the LaGrange by-pass coming by our front door, there will be a paradigm shift in traffic patterns in and around the city, and Crossvine Village will be at the nexus, presenting an enormous opportunity for retailers. Planning accordingly, we will create an idyllic destination for retailers, shoppers and Crossvine Village residents.”

Phase One of the residential community is underway with 132 lots to be delivered in March 2022. Liberty Communities will commence construction in Spring of 2022 with homes available later that year.

“The Crossvine Village master plan and location provides the ideal environment for us to deliver a variety of home plans with quality finishes and specifications at affordable prices,” said Neil Koelbl, president and owner, Liberty Communities. “We have been considering entering the LaGrange market and found the perfect fit at Crossvine Village. With its planned amenities and adjacent town center retail development, our residents will be able to walk or bike throughout the community.”
